Burj Dubai now Burj Khalifa


“Sometimes you got to run before you can walk”, that is a dialogue from movie IRON MAN

Burj Duabi or Tower of Dubai, is an example for above dialogue

Highest man made structure in world build based on shear science knowledge, don’t know how far nature and science will go hand in gloves.



Burj tower must be fitted with lots of sensors and other measuring devices to collect data of how the tower will behave to

  • Wind movements (wind loading & building motions)
  • Seismic movements
  • Thermal expansions
  • Fire accidents
  • Sabotage
  • Falling objects
  • Where and how the broken window or object thrown out from window will fall, etc

These data will be helpful to build similar towers in future, which will be safer and efficient. Emaar can sell above data for other developers across world to make money.

RETURN ON INVESTMENT

The developer EMAAR PROPERTIES said, more than 90% of space sold out and they are expecting 10% return on investment. Initially I had doubt on Emaar's statement. I just workout roughly and results are good.

Cost of the Project - USD 1.5 billion

Total floor area 3595100 sq ft

As on today 1 sq ft of residential area can be rented to USD 30(min) per year. If 90% of spaces are sold or rented then about USD 0.315 billion (10% approx) will be the return on investment per year. But tower will be having more than 30% space for commercial purpose (shops, hotels, offices ect) Where the rent will be more than USD 30 per sq ft per annum. So the investors won't end up with loss.

TWIST IN THAT TOWER

I am very much disappointed when the tower name changed to Burj Khalifa (Abu Dhabi ruler’s name) at last minute. The name change must be honor to Sheikh Khalifa bin Zayed who partially bailed out Dubai from financial crisis .



Burj Dubai is an outcome of Sheikh Mohammed bin Rashid Al Maktoum's (ruler of Dubai) vision and his entrepreneur skill. I hope Dubai will have taller tower than this tower in the name of Dubai or Dubai ruler
